SOURCING AND REALIZING INVESTMENTS: Our main customers are institutional investors, private entrepreneurs or hotel real estate owners, whether French or international investment funds, hotel real estate companies, multi-operators or single-hotel companies.

As a boutique advisor, our experience of successful transactions & partnerships, our reputation and our extensive network of trusted contacts give us privileged access to particularly off-market or niche Murs & Fonds hotel opportunities.

We act as an interface between buyers and sellers, bringing visibility, transparency and consistency to institutional groups investing in the hotel sector, as well as to smaller hotel owners who may be less experienced than their international hotel real estate counterparts or combined hotel groups.

Opportunities include the sale of assets as well as shares in companies owning hotel properties and businesses.

Once a first hotel investment has been completed, we are always available to pursue the search for new opportunities, or to ensure the transition from takeover to post-acquisition asset management.

When investing in hotels, Exupere also organizes or facilitates the establishment of strategic cross-investment partnerships between equity investors and hotel operators.

In addition to transactions, Exupere works selectively, on short assignments, on single hotel assets, as part of a dynamic, pro-active management of assets on behalf of third parties, in symbiosis with in-house teams, and upstream on the squaring of operations held in assets, intended, where appropriate, for a short- or medium-term arbitrage strategy.

The mission takes place upstream of the decision to sell, during the sale/acquisition process, and right up to the final closing.

Asset management means returning to the fundamentals of dynamic management of hotels and the underlying real estate, focusing on maximizing value creation and improving the performance envisaged by its customers, developing partnership relations between hotel owners and hotel operators, and pursuing a policy of asset acquisition, extension or repositioning work, and, where appropriate, arbitration... .

We act as representatives of our principals, co-leading the ad hoc teams (external and internal) dedicated to hotel asset sale/acquisition projects, and acting as go-between between the parties.

Exupere Hotels & Hospitality EMEAA carries out several ad hoc assignments per year. We identify and anticipate all value-creating levers with a tailor-made approach.

INTERFACE

Exupere provides selective, one-off support to its owner/operator customers, in the context of broader roles integrated into the company's asset strategy, dedicated individual assignments, setting up strategic partnerships & investments, interfacing and coordinating between hotel operators and owners in the context of partnership meetings, optimizing internal and external functional relationships, and seeking out and identifying sources of value creation.
